Residential Area in Singapore

This is a brief summary of the major residential areas in Singapore. Generally, residential areas can be divided into four main zones:

Prime Residential Areas
Districts 9, 10 and 11 are traditionally considered the prime residential areas, primarily because of the area's proximity to the Orchard Road shopping and entertainment belt, as well as its proximity to the CBD. Exclusive residential developments can be found in this area.

High-rise apartments and condominiums make up most of the residential developments in district 9. Within this district, the neighbourhood in the immediate vicinity of Orchard Road is generally more exclusive compared with developments further from Orchard Road. Many upmarket developments can be found in this area.

Eastern Area
For the eastern part of the island, private residential estates can be found spread across districts 14 to 19. With the exception of Marine Parade, the majority of residential properties in this area are private (non-government subsidised) housing. Many high-rise condominiums front the sea while low-rise developments are usually located further inland. Building activities in this area have increased in recent years mainly because of increased accessibility provided by several new expressways and the Mass Rapid Transit rail system (MRT).

Northern Area

Residential developments in the north are concentrated mainly in districts 20, 26 and 28.Serviced by the MRT system's North Line and the Central and Seletar Expressways, the many conventional and condominium housing projects in this area are now readily accessible by public and private transport.

Woodlands will be another area of concentration soon with the completion of many leasehold developments in the next few years. Consolidation of the different campuses of the American School and its relocation to Woodlands in 1996 has attracted a following of expatriate families to this area. The completion of the Bukit Timah Expressway, the Pan Island Expressway, and the MRT Woodlands extension has also increased the accessibility of the Woodlands area over the past few years.

Most of the prime landed residential developments can be found in districts 10 and 11, along the Holland and Bukit Timah areas. Almost all the designated 'good class' bungalow areas are located in these two districts. The minimum plot size for bungalows in the good class bungalow areas is 12,000 sq. ft. Besides conventional housing, a large concentration of luxurious condominiums can also be found in this area.

Emerging Prime Areas


To the east of the city, Tanjong Rhu (district 15) is rapidly becoming a popular residential area as it is being transformed by waterfront housing developments. It will accommodate only high-rise condominiums.

Districts 21 and 23, which include the Hillview and Upper Bukit Timah areas, are also targeted to become trendy residential districts, soon to become the largest condominium belt in Singapore in a few years time, with the completion of many condominium and landed projects.

Western Area
In the western part of Singapore, private residential developments are located mainly in districts 5, 21 and 23.
District 5 is popular with the Japanese community due to its close proximity to The Japanese School in Clementi. District 21 is filled with both high-rise condominiums and landed residential estates. The more residential environment of district 21 coupled with its proximity to many foreign schools such as the United World College of South East Asia, Hollandse School and Dover Court Preparatory School have also attracted a mixture of expatriates.
